How can I view a property?

Properties are available for inspection on request. Complete the ‘Request a inspection’ form on our website and one of our friendly team members will be in contact to book a time. 

How do I apply for a property?

Once you have decided on a property complete the application form on our website, when we have received the completed form our team will review and start the process, we will keep you informed every step of the way. 

What is a residential tenancy agreement?

A residential tenancy agreement is a legal contract in which a person grants another person a legal right to occupy a premises for the purpose of residence.

What happens when my lease expires?

The expiry date of your lease can be found in your residential tenancy agreement. If this date passes, your lease becomes a ‘continuing agreement’. The ensures that all parties are bound by the original lease terms. Generally you will receive a lease renewal prior to the lease expiring. If at the end of a lease the landlord does not wish to renew the lease you will given advance notice as per the details set in your rental agreement.

What happens if I need to leave the property before the lease expires?

If this happens, you are responsible for all reasonable expenses incurred by the owner or agent to locate a replacement tenant. You will also need to continue paying rent until a new tenant is located and enters a new lease agreement. You can help with finding a new tenant but the potential new tenant will still be subject the normal approval process. 

What do I do if the property needs repairs or maintenance?

We want your home to be safe and secure for you to live in.  So, if your property requires repairs and maintenance, you must let us know straight away.

What if you have an urgent repair after hours?

If you have an after-hours, urgent repair, please contact me on 0401 242 352.

I will help make your property safe until the next business day.

So, what’s an urgent repair? 

According to your TENANCY AGREEMENT (which you have signed), an urgent repair is: 

  • Burst water service
  • An appliance, fitting or fixture that uses water or is used to supply water that is broken or not functioning properly so that a substantial amount of water is wasted
  • Broken or blocked lavatory system
  • Serious roof leak 
  • Gas leak 
  • Dangerous electrical fault 
  • Flooding or serious flood damage 
  • Serious storm or fire damage 
  • Failure or breakdown of the gas, electricity or water supply to the premises 
  • Failure or breakdown of any essential service on the residential premises for hot water, cooking, cooling, heating or laundering 
  • Any fault or damage that causes the premises to be unsafe or unsecured. 

Our trusted tradespeople are aware of what constitutes an urgent repair, so they’ll be able to confirm whether your repair is an emergency or whether it needs to wait until the next business day.
